How this works

How this works, start to finish.

Two different processes depending on whether your property has sold yet. Pick the one that applies to you.

Step 01

You send the address

The form takes about two minutes. We ask for the address, the condition, who is living there, and whether there is a sale date on the calendar. No credit check, no application, nothing that touches your credit report.
Step 02

We research the property

We pull recent sales nearby, look at public records for liens and back taxes, and estimate repairs. If there is a foreclosure sale scheduled, we work backwards from that date to see whether closing in time is even possible. This usually takes one business day.
Step 03

We call you with a number and how we got it

Not an email with a range. A phone call with one number, and a breakdown of the four things that produced it: what the house is worth repaired, what the repairs cost, what our holding and closing costs are, and our margin. You will be able to check our math.
Step 04

You decide, on your own time

If it works, we send a written purchase agreement. If it does not, that is a completely normal outcome and we will not call you repeatedly afterward. If we think listing with an agent nets you more, we will say so on this call.
Step 05

Title work

We open title at a licensed title company or attorney, depending on your state. They search the title, confirm what is owed, and clear anything in the way. This is where liens, unpaid taxes, probate issues and old mortgages surface. Most delays happen here and most of them are fixable.
Step 06

Closing

You sign at the title company, or remotely with a mobile notary if you are out of state. Funds are wired or issued as a check. You take what you want from the house and leave the rest.

What you need to have ready

  • Photo ID
  • The lender's name and roughly what you owe
  • Any foreclosure or auction paperwork you have received
  • If the owner has died, the death certificate and any will or probate paperwork
  • If there are tenants, the lease

Realistic timeline

10 to 21 days from signed agreement to closing on a clean title. Probate, unclear heirs, unpermitted work, or occupied properties can push it to 45 days or more. We will tell you which bucket you are in after title comes back.
