Fairline Cash Offers

A real cash offer, before the auction date.

We buy houses nationwide, in any condition. No agent commission, no repairs, no cleanout, no showings. You pick the closing date.

What we buy

We buy houses that most retail buyers walk away from.

  • Behind on payments, or with a sale date scheduled
  • Needs repairs you don't want to make
  • Inherited, and you live somewhere else
  • Tenants who won't leave
  • Liens, back taxes, code violations, title problems
  • Vacant, fire damaged, or full of belongings
  • You just want it done quietly

We are not agents. We do not list your house, we do not charge commission, and we are not going to ask you to fix anything first.

How we get to the number

We look at what the house is worth in good condition, what it would cost to get it there, and what it costs us to carry and close it. Then we make you an offer we can actually stand behind.

We will walk you through the whole calculation on the phone. Ask us anything about it. If the number does not work for you, no hard feelings and no follow-up calls.

Timeline

  1. Day 0

    You send the address.

  2. Day 1 to 2

We research and call you with a number.

  3. Day 2 to 3

    You accept. We open title.

  4. Day 10 to 21

We close at a licensed title company. You get a wire or a check.

Typical. Title issues, probate, or occupied properties take longer.

There is a sale date on the calendar

Timing decides whether a purchase can close before a scheduled foreclosure sale. Read what actually happens, step by step, and what your other options are.

Questions about selling

Send us the address.

About two minutes. No credit check, no showings, no obligation.

Before you sign anything.

Please read before you sign anything. Fairline Property Group LLC is a real estate investment company. We are not real estate agents or brokers, and we do not represent you in this transaction. We are buying for our own account.

We may assign this contract. We may sell or assign our rights under this purchase agreement to another buyer, and that buyer, not Fairline, may be the party who actually closes and takes title. We do not hold legal title to your property, and we may not be able to convey title ourselves. We make our money on the difference between what we agree to pay you and what the property is worth to us or to the buyer we assign to.

Our offer is below market value. We buy in as-is condition with no repairs, no inspections you have to pay for, no agent commission, and on a timeline you choose. In exchange, our price is lower than what a fully repaired, fully marketed retail sale would bring. If you have time and the property shows well, listing with a licensed agent will usually net you more money.

You should have this reviewed. We recommend you have any agreement reviewed by an attorney of your choosing before you sign. Cancellation rights vary by state and are set out in the agreement itself.

We cannot stop a foreclosure. We can close a purchase before a scheduled sale date if there is enough time and the title is clear. We cannot guarantee that. Only your lender or a court can stop a foreclosure sale.
